Located in the equestrian country of Manakin-Sabot, this 38,000 square foot marvel sits on 55 rolling acres. Graduates of the University of Richmond, the Pryors designed the house to resemble an English Tudor castle with heavy Gothic influences. Each room is unique, creating an immersive, exploratory experience. The estate cost $30 million to build and furnish, contains 31 geothermal HVAC units, 27 restrooms, 19 fireplaces, ten lodging suites, an eight-car garage, three apartments, and it took nearly four years to complete.

FORMAL DINING ROOM + PUB BAR
Gothic pocket doors open to a breathtaking space - ideal for intimate meetings for up to 30 guests. This room features a hand-carved 24-foot table, two original wall paintings depicting historical gatherings, and a gorgeous fireplace mantel circa 1893. Above, you will marvel at the Italian barrel-vaulted ceiling and a pair of 1830 French chandeliers. Adjacent to the formal dining room is our 19th Century English Pub Bar - the perfect place for after-work libations!
THE SOLARIUM
Full of light and breathtaking views, the Solarium is ideal for afternoon teas, breakfasts, or breakout meetings for up to 16 guests. Solar-cooling with insulated glass windows ensures premium temperature control, regardless of the season. Just a few steps away, an adjacent intimate courtyard offers a breath of fresh air.

Unlimited access to all of our one-of-a-kind spaces is included with the rental of the first floor. All rooms are equipped with ample seating, and the uniqueness of these spaces inspires creativity and brainstorming during breakout sessions. If you are looking for relaxation, enjoy a quiet read in the two-story Library, a game of pool in the Billiards Room, soft music from the Wurlitzer player piano in the Great Room, or admire the Renaissance Revival architecture in the Parlor.
The LOWER Level
THE BALLROOM
Magnificent in size and style, the Ballroom offers 2,400 square feet and is the ideal location to host your next company meeting, annual retreat, or lavish client dinner. Wood coffered ceilings and wrought iron chandeliers were custom-manufactured for the space, while the sandstone fireplace originates from the coast of Scotland. Floor-to-ceiling doors and windows open to the adjacent Bluestone Terrace and easily transform the Ballroom into a hybrid indoor/outdoor party space.

Complete with a fireplace, wood-paneled bar, and two doors opening to the picturesque Bluestone Terrace, this space also lends itself to the possibility of yet another hybrid indoor/outdoor experience for your guests.
THE WINE CELLAR
Sip a fine wine or discuss a content-sensitive meeting in the catacomb-like wine cellar. This especially private space is adorned with stone walls and bluestone flooring. It is also the perfect place to enjoy an intimate solo toast as the new Mr. & Mrs. Just outside you’ll find the Secret Garden, one of the most peaceful areas of the estate.

THE BLUESTONE TERRACE
Embrace the outdoor serenity of Dover Hall on its 4,000 square foot terrace located directly behind the castle. This area features lounge areas, wrought iron seating, and two fire pits. Enjoy the adjacent stone-walled gardens during the day and bistro lights and country skies in the evenings.
THE COBBLESTONE
COURT
On the northeast side of the Estate House lays a beautiful 4,000 square foot Cobblestone Courtyard. Illuminated by bistro lights, this idyllic space offers gorgeous views of both the rear gardens and the Seven Lady Vineyard Cabernet Franc grapes.

THE GARDENS
A few steps away from the Bluestone Terrace are the intimate and serene Two-Tiered Gardens and Rose Garden. These areas are perfect for an outdoor dinner, gardenesque wedding ceremony, or cocktail hour.
THE REFLECTION POOL
Stepping past the gardens, you’ll find an active double-entry 90-foot swimming pool flanked by large open green spaces and an adjacent 4,000 square foot aggregate stone terrace. This area is ideal for a grand wedding ceremony, poolside barbeque, or more casual affair.

THE TENT AREA
A 60’ x 135’ polished concrete pad located on the Southwest corner of the Estate House offers space for a host-provided tent capable of seating 400 guests. This expansive patio is the future home of our grand pavilion, which will come with a complement of elegant lighting, audio-visual capabilities, restrooms, permanent heating and cooling, and glass walls.
